When it comes down to real estate investing there are a lot of avenues you can do but you really should never try to do it alone. You should create a power team of people helping you assign properties. Here are some guidelines. Make sure you begin with those that have experience working with associates similar to you.

For example, an agent that works with customers buying apartments when you are flipping single family properties will be usually not be a good partnership. Also, be aware they have knowledge working in the areas where you are investing in real estate. They will need to also have at least 2-3 years of full time an understanding in the real estate market you are hiring them for. Also, always obtain referrals so you can build your team using the best investors.

Once you get a property under contract, you will have control. Then you can pass it on to another investor at a higher price or for a flat fee so they can close on it. This is a great no issue strategy to establish fast money using very little credit or other financing methods. Since you have neither of these limitations you can also do several at a time making this real estate investment a good cash flow option especially once you have a dependable program working for your team!
